New Home Sales up
New home sales up
According to the U.S. Census Bureau, new home sales rose 1.3 percent in October from September and are up 8.9 percent from October 2010, and although the rate fell short of economists’ forecasts, improvement in the hardest hit sector is welcomed by new home builders in any form. The month ended with a 6.3 month supply at the current rate of sale and a median sale price of $212,300.
Just last week, the National Association of Realtors reported that existing home sales for October were up, while the number of homes on the market as well as prices are declining. With Freddie Mac reporting mortgage interest rates have dropped below four percent again, all of these indicators may improve in November despite weather conditions that often slow the market in select regions.
Additionally, this month, the U.S. Commerce Department reported that single family housing starts rose 3.9 percent in October, but the improvement was masked by an 8.3 percent drop in multifamily starts that kept national housing production essentially flat in October up only 0.3 percent. Single family home permits issued rose to its fastest pace since December 2010, up 5.1 percent for the month, a forward-looking economic indicator that we use to consider what starts will look like in the future. The multifamily sector saw a 24.4 percent increase in permits issued, hinting at a continuing multifamily rollercoaster of volatility.
Housing starts for single family combined with multifamily was up 17.2 percent in the Northeast, 9.7 percent in the Midwest and 1.6 percent while starts dropped 16.5 percent in the West. Permits dropped in the Northeast 1.6 percent and 3.7 percent in the Midwest but rose 5.4 percent in the West and 21.5 percent in the South.

A Great New Way to Get to "ME"!! - QR Code???
They come to us from Japan where they are very common. QR is short for Quick Response (they can be read quickly by a cell phone). They are used to take a piece of information from a transitory media and put it in to your cell phone. You may soon see QR Codes in a magazine advert, on a billboard, a web page or even on someone’s t-shirt. Once it is in your cell phone, it may give you details about that business (allowing users to search for nearby locations), or details about the person wearing the t-shirt, show you a URL which you can click to see a trailer for a movie, or it may give you a coupon which you can use in a local outlet.
The reason why they are more useful than a standard barcode is that they can store (and digitally present) much more data, including url links, geo coordinates, and text. The other key feature of QR Codes is that instead of requiring a chunky hand-held scanner to scan them, many modern cell phones can scan them.
Scanner Apps are easy and free to get. Most of all everyone that has a smart phone should have a scanner. QR Code are the wave of the future and you will start seeing them everywhere. Get on board and enjoy the adverture

Lets help identifying a driver that ran their car off the road.
PRICE -- An accident in Spanish Fork canyon on November 2 has one family asking for help identifying a driver that ran their car off the road.
Brittany Stubs was traveling with her mother from Price to Provo on Highway 6 when, according to the Utah Highway Patrol, a semi-tractor trailer came barreling toward her in her lane. In an attempt to avoid a head on collision, Stubs swerved onto the shoulder and hit a parked trailer.
"They had to Jaws of Life her out of the car, then life flighted her to the hospital," said Stubs stepmother Barbara Holley.
The 22-year-old Stubs was transported to Utah Valley Hospital where a team of trauma doctors have been treating her for the last couple weeks.
"She's really going to have a lot to overcome," Holley said. "What we need from anybody out there, who may have been in the canyon around nine in the morning, is any witness to the accident who could give us information." According to the Highway Patrol, the driver of the semi- truck did not stop after running Stubs off the road. "All we know is that it was a semi-truck," said Cpl. Todd Johnson, spokesperson with the Utah Highway Patrol. "We don't have a full description other than a commercial vehicle. We don't have the color. We don't have the markings or the company name." The Highway Patrol is asking for anyone with information to come forward. As Stubs lay in the hospital recovering, her family is trying to take care of her two young daughters.
Office: 435-636-3214
"Brittany's been extremely hurt. She's going to have a lot of recovery time and things she's going to have to face in the future," Holley said. "It's been a big shock, but, we all believe in miracles and you never know what's going to happen." A fundraiser has been scheduled in Stubs' honor on Saturday, Nov. 19 between 4 and 8 p.m. at the Event Center at Carbon County Fairgrounds in Price.

Warning! Dryer sheets could cause a house fire
You can’t SEE the film, but it’s there. It’s what is in the dryer sheets to make your clothes soft and static free. You know how they can feel waxy when you take them out of the box… well this stuff builds up on your clothes and on your lint screen.
The best way to keep your dryer working for a very long time (and to keep your electric bill lower) is to take that filter out and wash it with hot soapy water and an old toothbrush at least every six months.
These will increases the life of the dryer at least twice as long! How about that!?!
You could be in a new home for the Holidays what better present could you give yourself or your family for the Holidays but the American Dream of home ownership!

NASCAR Fines Kyle Busch; Places Him On Probation For Remainder Of Year
Kyle Busch has been fined and placed on probation by NASCAR adding to his suspension from racing last weekend at Texas.
According to NASCAR's release Busch could be suspended indefinitely "if during the remaining NASCAR events in 2011 there is another action by the competitor that is deemed by NASCAR officials as detrimental to stock car racing or to NASCAR, or is disruptive to the orderly conduct of an event".
The Joe Gibbs Racing driver has lost any chance of contending for this year's Sprint Cup title after being unable to score any points in Sunday's race, which he watched from the top of his team's pitbox on his sponsor's request.
It remains to be seen if JGR will take any internal measures against Busch after his Sprint Cup sponsor Mars and manufacturer Toyota have expressed their disappointment over the driver's actions.ATTENTION POTENTIAL SELLERS - There are frustrated buyers among us!!
Would you believe it if I told you the inventory is down, seem almost impossible with all the local and national news stations talking about all the foreclosure happening all around us.
I have been working with multiple buyers looking for the right house and running into nothing but disappointment. The homes that are currently on the market are either way over priced due to the fall in the market and sellers not able to clear title, short sale which could take month to complete, or the homes are in need a major work and updating...UGGGH
One thing to remember when making on offer on a short sale not only do they take longer but they are usually in need of major repairs. A family selling a short sale home has falling into a hardship of some kind. If is comes down to feeding your family or up keep of the home that is heading for foreclosure, they are going to chose to feed their family.
I keep hearing this to will pass.
As you can see Weber County Utah's new listings for September are down 22% and year to date 15%
and in Davis County Utah's new listings for September are also down 24% and year today 17%
With this in mind now is a great time to put your home on the market. DONT WAIT FOR SPRING!! If your home falls under the $300,000 price range and is in ready to sale condition this is your time to shine
Competition is at an all time low allowing you as a seller to get a higher price for your home, also now as we head into the colder months the buyers who are buying are serious buyers, and have to move.
Most buyers dont like to move in the cold month and nestle down for a long winter nap. Now think about it not only do you have the most desirable home but you have a number of buyers looking.
If you have been thinking about selling and just can't decide let me tell you NOW is the time!!

Buy Michael Jackson's Final House and All Its Glitzy Contents - On the Market - Curbed National
-->Buy Michael Jackson's Final House and All Its Glitzy Contents
Wednesday, November 9, 2011, by Sarah FirsheinThe Beverly Hills, Calif., estate that Michael Jackson rented at the end of his life is on the market, and many of its fancy-pants things will be auctioned on Dec. 18, including tons of fine art, some worth as much as $30K, an armoire estimated at $6K, a bunch of Louis-style antiques, upholstered seating, and, reports AOL Real Estate, the very bed where Jackson died in 2009 under no-longer-sketchy conditions. The 17,000-square-foot French chateau-inspired manse was designed in the early aughts by architect Richard Landry; it has six bedrooms, a wine cellar and tasting room, a movie theater with velvet-clad loveseats, a pool and spa, and a guest house with another bedroom. The home is owned by Ed Hardy CEO Hubert Guez, who tried unsuccessfully to unload the manse after Jackson's death, later blaming its failure to sell on the random woman capitalizing on the fame by peddling celebrity maps outside. At the time, Guez said, "Potential buyers are bothered upon approach by the quite visible and annoying constant illegal stopping and/or parking of cars in front of the home on what otherwise would be a quiet residential street." Consider yourself warned, map-seller Linda Welton. The active listing hasn't hit Redfin yet but Movoto currently has it asking $23.5M.

28.6 percent of homeowners nationwide owe more than their home is worth, report says | Deseret News
SALT LAKE CITY — A new report shows that 28.6 percent of homeowners owe more on their mortgages than their homes could sell for. That's nearly three out of every 10, nationwide.
The quarterly report from the real estate Zillow indicates the 28.6 percent is worse than the second quarter number, which was 26.8 percent, and about the same as the first quarter number of 28.4 percent.
Dave Anderton, a spokesman for the Salt Lake Board of Realtors, said last month roughly two in 10 people in Utah are underwater in their mortgages.
Associated PressIn this May 9, 2008 file photo, a foreclosure sign stands outside an existing home on the market in Denver. A new report shows that 28.6 percent of homeowners owe more on their mortgages than their homes could sell for. From the archive
- Yes, you can still sell your home in a down market – June 27, 2011
- In confusing market, is it time to rent or buy? – June 13, 2011
- Underwater mortgages rise as home prices fall – March 8, 2011
- Fewer homeowners underwater in the third quarter – Dec. 13, 2010
- Home prices falling faster in most metro areas – Nov. 30, 2010
"About 20 percent of Utahns are in a negative equity position, we call it, or owe more on their mortgage than what their home is worth or what someone is willing to pay for it," he said.
Home prices, which have been declining for four years after peaking in 2007, are a factor. Nationally, Zillow says home prices dipped 0.2 percent from second quarter to third quarter this year. Year-over-year, though, home prices have dropped 4.4 percent.
Of the 157 metropolitan areas covered in the Zillow Real Estate Market Report, 105 showed quarterly home value depreciation and 26 metro areas saw quarterly home values go up, and the remaining 26 metros saw no change.
"In (Salt Lake) County, home prices are still falling," Anderton said. "We're just hoping we see an end to the falling prices, especially for homeowners."
Zillow chief economist Stan Humphries predicts home values will go down another 3-5 percent before reaching bottom in 2012 at the earliest. He thinks the foreclosure market will remain "robust" for the next two to four years.
Experts say another reason the number of underwater homeowners appears to have increased from 2008 and 2009 is a change in how long the foreclosure sale process takes. The "robo-signing" scandal surfaced in 2010 when people were signing off on foreclosure paperwork in large numbers without properly reviewing the files.
That has changed, but experts say as a result there are added delays to foreclosure sales. That has boosted the number into the 26-28 percent range, instead of the 21-23 percent range prior to 2010.
Elsewhere around the nation, Zillow says more than 66 percent of homeowners in Phoenix are underwater in their mortgages. In Atlanta the rate is 58.7 percent and in Riverside, Calif., the rate is 51.4 percent.

Did they foreclose by mistake in Utah
In a recent article by The Associated Press, Utah Homes that have been Foreclosed upon in 2009 and 2010, are now under review due to Lenders seizing to quickly and not reviewing documents. About 4 million homeowners who may have been improperly foreclosed upon are getting an opportunity to have their cases reviewed after investigations from the government.
Here are some of the nation’s 14 largest mortgage servicers which are under review— Citibank, Bank of America, JPMorgan Chase and Wells Fargo
The orders require the lenders to pay homeowners when a “borrower suffered financial injury.” There is no minimum or maximum dollar amount identified.
Regulators say independent consultants will also review the cases and the reviews would take many months. If a consultant finds a lender erred, it will conduct follow-up reviews on other cases to see if the lender is trying to dodge blame.
“The challenge is substantial, but the steps we have required the servicers to take are vitally important to resolving these issues in a way that respects the rights of those who have been harmed and helps to restore confidence in the system,” said John Walsh, acting Comptroller of the Currency.
In the four years since the housing bust, about 5 million homes have been foreclosed upon. About 2.4 million primary mortgages were in foreclosure at the end of last year. Another 2 million were 90 days or more past due, putting them at serious risk.

DO YOU SEE THE PROBLEM....Notice before you buy your new home!!
A home is a place of residence or refuge and comfort. It is usually a place where an individual or usually a family can rest and relax, communicate, share, feast and be able to collect and store their personal properties. Therefore it is important that when you consider a place to call your home, it must be a safe and pleasant place to be in.
Buying a house is more often than not, the single largest investment most people ever make; yet all too often it's a decision made in rush without adequate thought and preparation. In this article we will explore some of the house-buying mistakes to watch out for in your property hunt.
Love at First Site: Buying a home should be a business decision, but sometime your emotions get in the way. Make a list just like shopping for Groesry make sure you have all the things your famiy needs such as schools, parks and most of all how you taught about sex offenders and crime in the neighborhood.
Pre-qualified and Pre-approved Financing Being pre-qualified gives you a general idea of how much you can afford to borrow and keeps you from finding the prefect home out of your price ranges. Also it always you to present a stronger offer to the seller
Over-Buying You may qualify to borrow more, but you have to ask yourself again whether you can afford it or not and still enjoy life. My son came to me and told me he could qualify for 200,000 I told him I would help him with 125,000. He found that hard to believe until I should him the payments between the two.. He purchased a home for 125,000
Resale You should avoid buying a home that costs much more than neighboring homes and think before buying the most expensive house in the area. As a first time home buyer this will not be your last home look at your purchase as any other buyer would...What bothers you will bother other buyers. Buy your home thinking that someday you may need to sale it.
House Inspection It is well worth your money engaging a House Inspector to check out the house to make sure you are not purchasing a money pit. It will also help you understand the workings of the home when your inspector explain the home good or bad.
Buyer’s Remorse No place is perfect. There will always be surprises. Don’t let a few initial blips spoil the whole ride. And don’t miss a great house waiting for the perfect one! Failing to jump on an opportunity with interest rate being at a 50 year low what are you waiting for. To much shopping around can backfire. When you have done your homework and when you see something that matches your needs and like, GO FOR IT!!!
Now is a great time for buying
